Fire Resistance

Metal roofing is typically Class A fire-rated and noncombustible, making it the most resistant to catching fire. This is especially important in areas prone to wildfires because if hot ashes or embers fall on a metal roof, it’s much less likely to catch on fire than shingle roofing.

Pre-Formed vs. Site-Formed

Roof panels can come either pre-formed or site-formed. Pre-formed panels are created in an off-site factory. Site-formed panels are created from rolls of metal that are run through mobile forming machines which crimp the metal into rigid panels.

Snap Lock and Mechanically Seam Profile

The Snap Together System is commonly referred to as a Snap Lock system and meets the same performance, weathertightness and warranty requirements of a mechanically seamed system.

The difference is that the Snap Lock system is typically 1¾ inches high vs two inches, a difference of a nominal 1/4”. The additional ¼” provides no real benefit except in very low slope conditions, such as a 1 in 12 or 2 in 12 slope profile where ponding water might accumulate over the top of the seam. In 3 in 12 or greater slope profile, the potential for ponding water is virtually nonexistent and the Snap Lock system is preferred.

Appearance: The process of using a machine to mechanically lock the seams can produce a “wavy” appearance running up the roof and also a rough rather than smooth top of the seam. Very often, the panel clips in the seam will “telegraph” through the seam and be visible from a distance.

Sustainability: In the event of accidental damage (non-warrantable) to the roof panels, the cost of repairs to the owner can be substantially greater than with a Snap Lock System. With the mechanical seam system several (often as many as all the panels alongside the damaged panel) have to be pried open and removed in order to remove the damaged panel. Then, of course, all the panels have to be replaced with new panels. With the Snap Lock system generally only the damaged panels have to be removed and replaced, resulting in considerably less cost to the owner.

Disadvantages of Metal Roofing Material

There are many roofing contractors who install conventional roofs, but far fewer contractors install metal roofing, and fewer still install them well. This means that you will be searching longer for a good roofer and that total project cost may be higher because competition in the market is lessened

A metal roof will save you money after it’s installed, but it will have a higher cost upfront. While it is a high cost up front, the savings could help the roof pay for itself over time.

Finally, metal roofs can be loud. They can make a lot of noise during installation and even after. Heavy rain and hail can be loud when they bounce off of a metal surface like the roof.

You need to weigh the advantages against the disadvantages of a metal roofing system. When you look at both the advantages and disadvantages of a metal roof, you’ll know if it’s the best fit for your building.

Metal Roofing Materials

There are several different types of metal that are used most commonly as roofing materials. Each type of material can give unique properties to your roof and will drive the cost. These are the materials that are used the most often for commercial metal roofing systems:

  • Galvalume Steel: 24ga or 22ga Galvalume sheet, 55% Aluminum- 45% Zinc coated by the Hot-Dip process. This metal is strong and durable. Along with aluminum, it’s one of the most common materials for metal roofs. The steel is given a protective coating to prevent corrosion and rusting. We do not offer G-90, prone to corrosion.
  • Aluminum: 032 aluminum or .040 aluminum, this type of metal is more lightweight compared to Galvalume steel. However, this also allows it to dent more easily. Aluminum is used for some residential roofing, especially if the location is nearby brackish or salt water. Aluminum is more resistance to corrosion in any environment. Although it is more costly than Galvalume steel.
  • Copper: Copper and stainless steel are less common because they are more expensive. It doesn’t rust and can be easily shaped.

The type of material you choose for your home will depend on your budget and the location of your site. While the different materials do have basic similarities, they do have some important differences.
